4 step Home Buying Process

Do you know anything about the home buying process?
The home buying process can be a lot of fun and it can be really stressful especially if you don't have a plan of action going into the buying process. You should have a Pre-Approval letter ready to go to make things just a lot easier. You wont get upset if you pick a house at $500,000 saying this is the house you want and then realize you only qualify for a $300,000 once you talk to a lender. You do not want to waste other agents times and your buying agents time. You will also be wasting the persons time that lives in the house.

1️⃣ We want to narrow down the area of where you want to look for, 

In the Eastern Shore you have Fairhope, Daphne, and Spanish Fort. You also have the smaller areas like Montrose and Point Clear areas. You have down by the bay in Daphne and Fairhope, you got the fruit nut district and Fairhope. 

You also want to look at the different schools. The Eastern Shore has very good schools. You have Spanish Fort, Daphne, and Fairhope. All very top rated schools just depends on what you're looking for.

Are you kids athletic?

Do they want to be in the top athletic school there or do they want to be scholars?

Do you want to be close to the schools?

We have to narrow all that down to what you're looking for in a home. 

2️⃣ After we go in and narrow down where, we can start looking at some homes and figuring out what you're looking for and a house. Break down what you want in a house. You can find out if you want an open floor plan meaning that the kitchen leads out to the living room. You will have a great big area that is kind of like a party area where you can wine and dine your friends and still be able to see the T.V. If you are wanting an un-open floor plan, meaning that the kitchen is closed off. Where it's actually a room. It will be more private while you're cooking. Conversations in the kitchen won’t be heard through the whole house. 

Do you want tall cabinets or short cabinets? 

Do lots of cabinets or do more drawers? 

Do you want a backyard? 

Do you want acreage?

Looking at different houses, you're going to be able to get the feel for it. If you walk up to a house where the houses are plopped on top of each other compared it to a where you have a half of acre, its going to feel much different You will not have much room on the sides of the house that are close together. You never know you might want to be stacked on top of each other because you don't want to take care of that much yard. 

3️⃣ After we go look at some houses and see what they look like and we get a good feel of what we're looking for in a house. Number three is going to be to figure out your wants. What are your wants and what are you must haves. What are your needs? Your needs are going to supersede the wants. Wants are sometimes just dream items, if I could get this, then I would have it, but the needs are what you actually need to live in the house. 

You need to narrow down what square foot you're going to need. If you need a three bedroom, but you're looking at a two bedroom, you know, that's not going to work out. You need a three bedroom and you're looking at four bedrooms. Is it too much house or are you paying more for that extra bedroom that you do not need. A need is going to be I would love to have a pool in the backyard, but It's not necessary, but it would be nice. 

We're going to look at square footage, the schools, the area that you live in.

Do you want to be on a cul de sac. 

Do you want to be the first person in the neighborhood? 

Do you want to be in the middle of a neighborhood? 

Do you want a smaller, or a bigger lot like we talked about. 

How many bedrooms? 

How many bathrooms? 

Do you want a half bath?

Do you want granite or formica? 

Do you want custom made cabinets or just want some thrown up their cabinets? 

Do you want wood shelves in the closet? 

Do you want the wire shelving?

Things like that, there's no perfect home but we can make a list of all these different things that we need and then what we want. Actually once we do that we can actually check off as many we can. Then we can pick out  three or four homes that meet five out of six of my needs and then maybe some of your wants. We then compare those and go back and forth on them and actually talk about it and go look at tem couple of times, and figure out which one really settles into your heart and which house is best for you. 

Then once we do that, get to the fun part:

4️⃣  you get to write an offer. That's going to be the crazy part. Writing the offer is going to be one of the most fun things you can do. It's going to be fun because your heart is gonna be kind of pounding when you're writing this offer up with your agent.  You're going to be in that waiting period to see if they accept it or if they counter it. It's a fun little cat and mouse game that you get to play with the other realtor. It can be stressful, but it can also be fun at the same time. I like to try and make it fun and about business.

2️⃣looking at homes going out there search and find out what you want, what's cool, what's not what your needs are. 

3️⃣writing your needs down and your wants down and checking off all the boxes that we can define that perfect house. 

4️⃣you're gonna write the offer. Have a good time. And just just make sure you write a good offer. We'll make sure you write a good offer. We'll make sure everything's intact and we'll get you going and I appreciate it.
